Step 1 – MAP session

We meet to review your individual goals and to develop your strategic acquisition plan. Accumulating wealth through property can be complicated by the many factors to be considered prior, during and after an investment has been made. Leveraging our wealth of experience, we openly discuss the many options available to you and review risk management pathways that complement your strategy to help you achieve your goals sooner.


Step 2 – Planning

After your MAP session we will arm you with important questions to ask your lenders, accountants and solicitors ensuring your team of professionals is working cohesively towards achieving your future goals.


Step 3 – Property Review

Once we establish a strong foundation for you, we are able to source and recommend opportunities to compliment your growing property portfolio and achieve your personal, financial and lifestyle goals. We research, locate and secure properties for our clients on a weekly basis.


Step 4 – Secure a property

Once we have reviewed a range of potential investment properties, you can then select which property will work best for you. We will finalise negotiations on your behalf before you organise finance, engage your solicitor to review the contracts and carry out pest and building / strata checks.


Step 5 – Prepare the property

Next, it is important to prepare the property for your tenant, if it is not already occupied. Here, we will walk you through the process, helping you interview potential property managers, plan any renovation or maintenance works and discuss insurance arrangements.

Step 7 – Stabilisation

After you acquire properties, there is generally a short period where you may be conducting renovations, awaiting a new tenancy, organising paperwork or following up on insurance, and real estate agents. We call this the stabilisation period. The sooner you can stabilise your property the sooner you can move on to your next acquisition.


Step 8 – Portfolio review

Once the property has been stabilised it is best to examine your new position from a budgeting, a holding and net worth perspective. Once you have reviewed your larger portfolio, you can determine what your next move should be. When you are ready to go again, the team at PIA will be ready to repeat the process from step 3 and assist in the continuous cycle of accumulation, consolidation and acquisition!
